Terms and Conditions

To book an accommodation through Cozy Stays Management, a deposit of 25% to 30% is required to secure your reservation through our website. You will need to accept these terms and conditions in order for your reservation to be valid and you can proceed to complete the reservation.

Once the deposit has been received and accepted, you will automatically receive a booking confirmation in your email with all the details of the reservation and payment.

If you need to cancel or modify your reservation, you must notify us by email or phone as soon as possible. You will also need to confirm the cancellation by email. The cancellation will only be effective when we receive a written confirmation from you via email.

The Cancellation Policy for each property is stated before the reservation is completed and also in the booking confirmation email.

In case of payments made by credit card, there are no transaction fees and 100% of the amounts will be refunded to your credit card. In case of payments made by bank transfer, there is a 15 euro transaction fee.

Access and Use of the Accommodation:

  • Accommodation:
    Only registered guests may stay or enter the accommodation.
    Any party with more people than those registered must be notified prior to booking. In some cases, this may not be permitted or an additional charge may apply.
    If this rule is violated, you may be denied entry to the accommodation or asked to leave without a refund.

  • Check-In/Check-Out Hours:
    Check-in after 15:00, Check-out by 11:00.
    For early arrival or late departure, please contact us. If possible, there will be no additional charge.

  • Late Arrival:
    Please inform us of your delay so that alternative arrangements can be made. Failure to do so may result in you not being able to access the property.

If you do not arrive by noon of the day following your arrival date and do not contact us, your reservation will be considered cancelled.

Required Documents Upon Arrival

The property owner/manager may request:

  • A booking confirmation from Cozy Stays Management.

  • A valid ID or passport for all guests.

  • If payment was made by credit card, you must have the same card with you for verification.


If you do not provide these documents or do not cooperate, the property owner/manager reserves the right to refuse entry to the property.

Cleaning and Maintenance

  • The accommodation is clean upon arrival and is cleaned once or twice a week.

  • Towels and bed linen are provided, but daily cleaning is not included in the price.

  • Additional cleaning can be arranged for a fee.

  • Final cleaning is included in the price.


Hot Tub and Pools

  • Hot Tub:
    Children under 5 years must be supervised by an adult.
    Potential health hazard. Use at your own risk.

  • Pools:
    Children under 12 years must be supervised by an adult.
    Use at your own risk.
    Pools are maintained at least twice a week.


Behavior and Damage

  • Guests must respect the accommodation and leave it in the same condition they found it.

  • Any damage is the responsibility of the guest.

  • Some accommodations may require a security deposit, which is returned after inspection.

  • If a guest does not respect the accommodation, the owner has the right to ask everyone to leave immediately.


Safety and Liability

The owner and Cozy Stays Management are not responsible for any accidents, injuries or losses during your stay.

Legal Regulation

The contract is governed by Greek law and any disputes are resolved by the Greek courts.
